Ask all applicable questions and include the answers in the work order:
- When was the leak first noticed?
- Approximate size of the leak and amount of liquid?
- Location
- Which room(s) are affected and where specifically within the room (floor, ceiling, wall, etc.)
- What is located above/behind/beside the water intrusion area (another unit, roof, landscape planter, another room in the same unit such as bathroom or kitchen)?
- Is the leak constant or intermittent? (Drain, roof & A/C leaks are intermittent; supply line leaks, slab leaks, and fire sprinklers leaks are constant and will run 24/7 until the water is turned off)
- If there is an adjacent unit, have they been contacted to see if anything is leaking in that unit?
- If the leak is constant, has the water been turned off? (If it is a supply line leak and the owner has an individual shut-off valve, recommend that they turn the water off to avoid further damage).
- If there is an adjacent unit(s) and it appears the leak may be HOA responsibility, OPEN A “MU W/O” UNDER COMMON AREA AND INCLUDE THE CONTACT INFO FOR ALL UNITS INVOLVED IN THE FORMAT ABOVE.
- For drain line issue (slow moving or clogged drain that are HOA responsibility) ask if there are units below. IF SO, OPEN A MU W/O UNDER COMMON AREA AND INCLUDE CONTACT INFO FOR ALL UNITS BELOW. IT IS ESSENTIAL THAT ALL UNITS – ESPECIALLY THE BOTTOM UNIT- BE HOME WHEN THE PLUMBER CLEARS A CLOG TO AVOID FLOODING IN THE LOWER UNITS.
